As I conclude my second and final year serving as the Treasurer of our Joint Management Body (JMB), I reflect on a journey that has been both challenging and fulfilling. Our tenure marks a significant milestone, as we are the pioneering batch entrusted with the responsibility of establishing and managing our community under the Strata Management Act.
For those unfamiliar, the Joint Management Body (JMB) is a governing body formed by property owners in strata-titled developments to oversee the maintenance and management of shared facilities. The JMB is responsible for ensuring financial sustainability, maintaining security, landscaping, cleaning services, and managing the overall well-being of the residential community. The role requires diligent financial oversight, strategic planning, and effective communication with residents.
Per the Strata Management Act, JMB members can only serve for a maximum of two terms, meaning the original five committee members, including myself, will now step down as the leadership transitions to a new team.
In our first year, one of the biggest hurdles we faced was a lack of awareness among homeowners regarding their responsibility to pay maintenance fees. Many were unaware they were part of a strata development, which made enforcing payment collections a difficult task. However, financial stability is crucial for maintaining the community, covering essential expenses such as security, landscaping, cleaning, and management office operations. These are not minor costs, they require a solid financial foundation and strict budgetary control.
Despite these challenges, our team remained steadfast in our mission to improve the community.
Looking back, I am incredibly proud of what we accomplished as a team. In just two years, we successfully:
- Upgraded the community hall and sports court
- Enhanced the surau facilities
- Conducted necessary repairs, including street lighting and other infrastructure improvements
- Established and upgraded the community library
- Organized social events and communal feasts for residents
- And many more…
These achievements were possible due to our collective efforts, dedication, and teamwork.
Serving as a JMB member has been an eye-opening experience, particularly in the realm of property management and community leadership. Managing financial matters, addressing resident concerns, and handling conflicts required patience, sound judgment, and wise decision-making.
One of the most valuable lessons I learned is that not every decision will please everyone. Balancing diverse opinions and expectations is a constant challenge in community governance. However, I am grateful that overall, we faced no major disputes, and we were able to navigate challenges with transparency and fairness.
As we prepare for the upcoming JMB Annual General Meeting on February 22, I extend my best wishes to the new committee. Transitioning leadership is crucial for continuity, and I hope the next batch of JMB members will build upon the foundation we have laid.
These past two years have been a journey of growth, learning, and community service. I am grateful for the opportunity to contribute to our neighborhood and will carry these experiences forward in my personal and professional endeavors.
